Recently Bahria Town Karachi has imposed development charges of 35% and people were concerned over these charges and came out to Twitter expressing concerns over the matter.
However, Malik Riaz, the chairman of Bahria Town himself came forward explaining the clarifying the reason behind these charges.
The video was released to the official Bahria Town Karachi facebook page where Malik Riaz himself explained the development charges.
He explained that the development charges are being imposed on the price at which the property was purchased and not the current rate of the property.
According to Malik Riaz, all properties have increased in value but development charges are still being taken according to the original value at which they were purchased.
In the video he explained that all development costs money and asking for these charges when property values have already been doubled or even tippled is very reasonable.
He explained that Bahria Town Karachi has every facility one might need from commercial zones to theme parks, zoos and even schools and colleges.
He said that a building has even been provided to Iqra University to set up a university at Bahria Town Karachi.
Imtiaz Super Store which is one of the largest super stores in the city is also ready to open in the society according to Chairman Bahria Town.
Mosques are built in every sector of the society and Bahria Town Karachi has an overall state of the art infrastructure system.
Malik Riaz explained that all developement including electricity transmission lines, transformers and even grid stations are being built and set up by Bahria Town Karachi and Karachi Electric has nothing to do with it and has not invested in any of the electrical infrastructure.
He also pointed to a clause in the booking form saying that it mentions that the development charges for the electricity and gas infrastructure will be taken separately.
He added that Bahria does not have the regular load-shedding as done in other areas throughout the country.
He explained that the society produces its own electricity at twice the cost and sells it to people at normal NEPRA charges.
Malik Riaz said that gas infrastructure is being deployed by Bahira Town it self and Sui Northern Gas is only providing the gas.
According to the chairman Bahira Town, gas has been provided to people free of cost until now.
The development charges according to Malik Riaz are being asked for in installments and according to him, the demand for the development charges is reasonable.

Behria Town did not considered the point that market value of various precinct is less then the paid amount.
